Winterization Checklist

There are a number of very simple maintenance things that you can do to your home to make it more energy efficient and prevent future problems. Why Wait?
Posted on September 15th, 2009 No commentsLast weekend I talked to a buyer at an open house who told me that she wanted to wait until spring to buy a home (she’s currently in an apartment.) I asked her why and she responded “I just don’t want to move in the fall or winter.” I asked her if she was aware of the $8,000 tax incentive if she were to buy a home by November 30, 2008. She said, “Yes, but I don’t want that to influence my decision to wait.” WHAT? Well, how about the fact that interest rates are extremely low and prices of homes are extremely low. We don’t have any idea what the interest rates will be in spring, nor do we know what the prices of homes will be then. I’m not so sure that if I knew that I was going to purchase a home, that I would wait until spring. Time will tell if she is making a wise decision or not. I wish I had a crystal ball so I could tell people what the housing market will be like in Hutchinson, MN next spring!

When Opportunity Knocks
Posted on September 8th, 2009 No commentsCurrently there is a very nice stimulus package available to anyone who has not owned a home during the past 3 years. This is the $8,000 tax credit being offered by the government for buyers who close on their new home prior to November 30, 2009. Now we are hearing some chatter about the possibility of that stimulus package being extended and expanded to include all home buyers. If we have learned anything in our lifetime, it is not to bet on anything that MIGHT happen. If in fact the government decides to do an additional stimulus package for home buyers, that will be wonderful, but please don’t put off your home buying decision hoping for an expanded stimulus. Right now the prices are still very favorable here in Hutchinson, MN and The National Assocation of Realtors is reporting that housing affordablility is at an all time high. The old saying “When opportunity knocks, take advantage of it” definetely applies in this case.

Open Houses Do Work
Posted on September 2nd, 2009 No commentsBuyers do actually buy homes that they see at open houses here in Hutchinson, MN! We have had this happen a number of times, and just this week, once again, we had a home sell to someone who went through the open house. Open houses are a great way for buyers to see and compare homes that are for sale. Sellers get the advantage of more people seeing the inside of their home through open houses, and the more visibility they get, the more likely their home will sell in a timely manner.
